Although winter might seem like an odd time to sell your Northern Wisconsin home, the limited competition allows you to garner more attention from potential homebuyers! There are many ways to highlight your home during the winter months. Create a cozy, warm environment and have your home sold faster than you can imagine! Here are 9 tips for winter selling success!

1. Clean your Entryway. Your entryway is the first thing homebuyers see inside your home. This spot can get especially messy in the winter. Keep your boots and winter gear tucked away in a closet.

2. Make it Cozy. Add a warm touch to each room. Place area rugs, throws, and pillows in warm hues throughout the house. Since winter days tend to be dark, make sure that all lights are on to keep the house looking bright and welcoming.

3. Light a Fire. Whether you have a wood or gas burning fireplace, start a fire before each showing. Only do this if you have properly cleaned your fireplace beforehand! Don't have a fireplace? Add candles or seasonal scents to create a similar warm effect.

4. Emphasize Entertaining. Winter time goes hand in hand with holiday parties. Show homebuyers how great your home functions for gatherings in the kitchen, dining room, and other major rooms by laying out treats and flowers.

5. Decorate for the Holidays. Tis the season so add some holiday decor to your home. But, keep it simple! Avoid cluttering your home with decorations. Also, keep it neutral since homebuyers might celebrate different holidays and you want them to be able to envision themselves in your home.

6. Focus on Winter Rooms. There are some rooms in your home that will be utilized especially in the winter, such as playrooms, heated toolsheds, and more. Remove clutter from these rooms and make sure they are highlighted during showings.

1. Staging helps create a great first impressions and sets your home apart from the crowd. In fact, staged homes were viewed by online viewers 40% more than non-staged homes.

2. It is important that buyers can visualize themselves living in the home. Staging helps to do this through removing personal items, decluttering, and showing how to utilize the space.

3. Staging has a great ROI. Overall, the value of staged homes increased by 1 to 5%, and in some cases, even more!

4. Your home will not sit on the market as long. 39% of realtors representing sellers saw staged homes spend less DOM then unstaged homes.

Easy Ways to Winterize Your Northern Wisconsin Home!

Northern Wisconsin saw our first snowfall of the season this past weekend! That means winter is just around the corner! Get your Northern Wisconsin area home ready for the season! Keep your family warm and cozy all winter long and save on energy costs by following these simple tips to winterize your home!

  • Change Furnace Filters | During heating season, clean or replace your furnace filter once a month. Dirty filters increase energy demand by reducing airflow. Switch to a permanent filter to cut back on waste and time. Install a genuine HEPA filter that removes at least 99.97% of airborne particles, which cause irritation and illness.

  • Give Your Heating System a Tune-Up | Save up to 5% on heating costs by keeping your furnace adjusted, clean, and lubricated. Have a qualified technician check your system now before they get even busier as the season progresses.

  • Upgrade to an Efficient Furnace | If your home has an old furnace, upgrade to an Energy Star-certified furnace. This can save you 50% on heating costs and improve your home's value. Be sure to take advantage of federal tax credits for new furnaces.

  • Mind That Thermostat | Be sure to turn down the heat every time you leave the house. Make this process easy and convenient by installing a programmable thermostat.

  • Run Fans in Reverse | Modern ceiling fans can reverse the direction of the blades in order to circulate warm air through the house. By running clockwise, the fan pushes air pooled near the ceiling back down into the living space. This can cut your heating costs up to 10%.

  • Put Up Some Plastic | Head to your local hardware store for a a window insulation kit. This helps add an additional buffer against cold air. You can help hold in even more heat by hiring a professional to install a high-tech "low-e" film to the window glass.

  • Dodge the Draft(s) | Drafts in your home can waste 5 to 30% of your home's energy use, according to the US Department of Energy. Add draft snakes under doors. Use caulking and weatherstripping around doors and windows. Check around particularly drafty areas, such as along the foundation, corners, around pipes and wires, and around the chimney.

  • Install Storm Doors and Windows | To really reduce drafts, installing a storm doors and windows. Look for Energy Star-certified models.

  • Winterize Your A/C and Water Lines | Remove water from all hoses and pipes. Turn off exterior water spigots as well as the water shutoff valve on your A/C. Make sure to seal any water leaks around your home.

  • Insulate Your Pipes | Reduce your hot water costs by insulating the pipes. See which pipes are warm to the touch and fasten pre-slit pipe foam around them. Insulating your pipes also reduces the risk of them freezing, which can lead to costly damage if they burst.

  • Turn Down Your Water Heater | Hot showers are great in the winter but many water heaters are set to a higher temperature than is necessary. Reduce your water heating costs by lowering the temperature to 120 degrees Fahrenheit or lower.

  • Boost Insulation | Help heat stay in your house by adding more insulation between walls, on the attic floor, and the basement ceiling.

  • Seal Those Ducts | Your duct system can also cause hot air to escape. Since the ducts are located deeper inside your home, you will need to hire a professional to test the system and fix any problems they find.

  • Use an Energy Monitor | Find out where and how your home uses energy by installing an energy monitor. This will measure your home's electrical usage in real time and help you discover areas where you can save!

  • Make it safe! Ensure that there is a clear path to your front door by removing all debris from walkways as well as any tripping hazards from your yard.

  • Let there be light! Not only does your front porch light let trick or treaters know that you have candy for them but it also makes sure that they can see their way safely.

Stroll the beautiful mile long trail behind the YMCA for some Halloween fun in the woods. The trail has been decorated by local community groups and businesses and volunteers will be out along it handing out candy to trick or treaters. Fall Fest 2017

Does your family practice fire prevention safety tips?  Have you developed an escape plan in the event of a home fire?

This is National Fire Prevention Week and the best time to make sure your family understands all the safety precautions and what to do in a home fire.

1. Test all smoke & carbon monoxide detectors in your home to ensure they are in good working order.  Batteries should be replaced in these devices on an annual basis.

2. Ensure your house numbers or fire lane is clearly marked and visible at all times.

3. Create an escape plan with your family;  include every room and all windows & doors.

4. Review two areas of exit from all rooms.

5. Make sure all windows and doors are easily opened and are free of clutter and obstacles.

6. Choose an outside meeting place for all family members once they are out of your home.

7. Practice this fire evacuation drill with all family members, including meeting at your outside destination.

8. Have a plan in place as to who is responsible for evacuating family pets.

9. Keep a highly visible posted list of all emergency numbers and make sure everyone knows where it is located.

10. Keep fireplaces & woodburning stoves free from clutter and debris.

Lighten Up Your Northern Wisconsin Home!

Fall and winter in Northern Wisconsin is undoubtedly beautiful. However, the shorter days can sometimes make your home look gloomy in the evening hours. Brigthen up your home and keep it looking airy and fresh for the remainder of the year! Follow these 5 steps to lighten up your home and feel like you are living inside a winter winterland!

White Paint. You want to keep some of the rustic charm of your home to match life in the northwoods. However, consider adding some white paint to certain rooms throughout the house to freshen them up and make them appear larger. Two coats of white paint on walls, wood paneling, or hardwood floors will instantly freshen up the space.


Declutter. Time to go through your home and really evaluate what you need lying out on surfaces. Minimize the amount of stuff that you just have sitting out. Opening up surfaces and creating smooth lines help to lighten spaces. Buy storage pieces that also doubles as functional furniture.


Mirrors. Instantly open up your space by adding mirrors. Consider wall mirrors, mirrored back splashes, and glass top furniture or mirrored accessories.


Light Linens. Use breezy curtains and crisp white throws and blankets to feel like you are living in a cloud.


Some Color. To keep your home looking to sterile with all that white, add subtle shades of blue and gray throughout your decor.
