Thinking about Buying your first home? Congrats! That is an exciting step. There is no better place to find your dream home than in Northern Wisconsin! Being new to the home buying process can seem daunting. However, there are many tools and resources that you can use to make the process a little easier. There are major steps to the home buying process. Understanding these steps can help prepare you for buying your new home. Follow this helpful guide to know what to expect when you buy your first home!

1. Prioritize!

Before you do anything else, you need to know what you need and want in your new home. This will help you prioritize exactly what must be included in your new home and what items you might want but are not deal breakers. Consider everything: from the home itself to the school district to the neighborhood! Also, think about what you can afford. You should set a budget for yourself so you can make the next step in the process easier.

2. Search!

Once you have done your homework, you can begin your Search online to see what is available out there.

3. Get an Agent!

Make the process a breeze by working with a Top Real Estate Agent. This person will bring knowledge and experience to the table and be your major ally throughout the process.

4. Find a Lender!

Along with your realtor, your Lender is another individual who you will work closely with as you buy your new home. Do your research (and talk to your realtor about recommendations) to find the best lending agent that meets your needs.

5. Choose a Loan!

Now that you have your lender, it is time to pick the right mortgage for you. Consider how much you want to spend on your new home. Be prepared to provide all of your financial information. A pre-approval for a loan will greatly help you as you find a home.

6. Go to Open Houses!

Now that your agent understands what you want in your new home and what you can afford, they can provide you with listings. Although you can find a lot of information online, nothing beats seeing a home in person. Be sure to go to lots of open houses and view listings whenever possible so you can truly see if the home is the right fit for you.

7. Make an Offer!

You found the perfect home! It is time to make an offer. Talk to your realtor to draft the right offer for the home.

8. Negotiate!

An offer is not a done deal. Be prepared to negotiate the terms. There will likely be a counteroffer. Understand what you are willing to pay and what must haves (such as home inspection clauses, etc.) must be included in the deal.

9. Home Inspection!

After the offer is accepted by the seller, hire a licensed home inspector to check out the home. Go with them during this process so you can ask questions while it takes place. This step is absolutely important during the process. It helps protect you in case there are major issues that you didn't see when you viewed the home initially.

10. Home Appraisal!

Next, your lender will have the home appraised. As long as the home is appraised close to your offer, you are ready to move on. If it is appraised lower, your realtor can help you know what the next step is.

11. Closing!

You made it to the final step! This is where you sign the ownership and insurance paperwork. After all that work, the home is finally yours!
