There's so much to do in the Minocqua area during these fabulous summer months!

One of the favorites is bird watching and hiking the beautiful nature trails of the northwoods.  If you're really adventurous consider renting a canoe or kayak and viewing the array of endangered birds in their natural habitats.  Whichever you choose... you won't be disappointed!  This is a great way for the family to bond and learn more about the wonderful nature surrounding the Minocqua area.

Destinations known for prized bird watching include:

North Lakeland Discovery Center- This is a featured site on the Great Wisconsin Birding and Nature Trail boasting diverse populations of migratory and nesting birds along with raptors and waterfowl.  Designed as a 25 kilometer, self-guided tour, trail system.

Rainbow Flowage- A 5000 acre habitat home to numerous species of birds;  Merlins, black-backed woodpeckers, gray jays, grouse, boreal chickadees, yellow bellied flycatchers, Canadian & palm warblers and Northern waterthrush. You may also be privy to bald eagles or osprey; which nest around the flowage.

Powell Marsh State Wildlife Area- 4,300 acres of trails with a 1,800-acre refuge located in the middle of the property. Birds here include great blue herons, marsh hawks, eagles, cranes, Northern harriers, sparrows, short-eared owls and black terns.

If hiking or biking through nature's paths is more your thing, check out the bevy of incredible local & state parks.  Some of our favorite include:

Bearskin State Trail- This park features an 18 mile railbed trail with numerous trestles and boardwalks.

Flambeau River State Forest- A 90,000 acre property along the Flambeau River.  Gorgeous trails and 75 miles of white water canoeing.

Are you looking to put your Northwoods Home on the Market?  Did you know that successfully staging your home to highlight all its great amenities actually aids in the sales process and the price you receive for your home?  Homes that are staged sell in an average of 11 days and sell for 17% more!  Staging is different from decorating and sets your home apart from others on the market.

Here are the Top 7 Home Staging Tips for a successful home sale:

Symmetry- When adding pops of color, throw pillows or blankets, decorative accents and more, it's important to let symmetry guide you. This makes your efforts that much more pleasing to the eye of the buyer.

Lighting- Always start with utilizing the great natural sunlight from windows and doors in your home, then add chic, decorative lamps that highlight the best assets of your room.

The White Glove Test- Before putting your home on the market, or showing to potential buyers, make sure all areas of the room are clutter-free and organized perfectly.  Counter tops should be clear of any items except the few set up for the sale. Closets should be cleaned out and only select items kept to maximize space & storage.  All rooms should be ready to pass the 'white glove test' for cleanliness.  An unorganized and messy home will often turn buyers away.

Gender Neutral Colors- Bedrooms should be painted in neutral tones to allow the potential home buyer to envision their belongings in the room. If you currently have rooms painted in specific gender tones, consider repainting and decorating appropriately.

Traffic Flow- Arrange each room in your home to maximize space while keeping in mind the best traffic pattern for the room itself. This is especially helpful in your gathering areas;  living and family rooms and kitchen.

Garage- Your garage is still part of your overall home and needs TLC before putting your home on the market.  Invest in great organizational tools and bins to showcase the space and storage potential.

Curb Appeal- The first impression of your home is when a buyer first pulls up.  Make sure your home's exterior is in excellent shape;  repaint if necessary, fix windows doors and roof.  It's also important to make sure your yard is well manicured.  Placing a few beautiful flower pots and decorative accents around the entry way will add to the curb appeal.

Tips for Buying your Northwoods Vacation Home!

by Adam Redman

Summer is coming and it begs us to spend time in the great northwoods with our family! If you're like so many of our clients, you're looking to find the perfect vacation home for your family.  The Northwoods area of Minoqua is an excellent place to begin, since we have the best amenities and activities for year-round enjoyment.

Here are 5 Tips for Buying your Minocqua Area Home:

Choose your perfect Location:  If you're considering buying a home here, you've most likely rented in the area before.  This is great because it provides the perfect guide for finding your ideal location.  Always consider proximity to the locations you frequent most, schools offered, and mileage if you'll be commuting to the office.

What can you Afford?  Before you begin your home search it's critical to consult with a Mortgage Lender and determine what you can realistically afford.  Knowing your financial guidelines before hand allows you to look at homes in your price range and allows you to make an offer knowing what you'll be approved to borrow.

What do you want in a home?  May sound very elementary, but it's important to know the amenities of a home that are most important to you, and which ones you'd be willing to forego if the location and price are right.  Again, you'll also want to consider it's proximity to the areas and venues that matter most to you.

Partner with the Local Expert Real Estate Team- It's critically important to your home sale to partner with the best local real estate experts!  Redman Realty Group focuses on the Minocqua and Northwoods area and provides local experts who have grown up in the area.  This provides you with valuable insight to new upcoming areas of development, best places for your particular hobbies and to match you with the town and home that meets your specific needs.

Make and Offer & Negotiate the details.  Even if you're a seasoned homeowner, working with a reputable local real estate professional who can provide the most up-to-date details of real estate transactions in the area will be important to the success of your home buying experience.  Making the right offer, while still negotiating the fine points are where the Redman Realty Group excels.

Northwood's Fine Dining - The Guide's Inn

by Adam Redman

Dubbed the best restaurant in the Northwoods of Wisconsin. They pride themselves in “Outstanding Variety and Exceptional Quality”. The 4.5 star ratings on review websites such as Trip Advisor and Yelp would have to agree.

A historical landmark in Boulder Junction since 1920. Named after the fishing guides who frequented the restaurant after fishing all day. First open as a brown shack behind the Inn where moonshine was stored and served to lumberjacks in the area. The Guides Inn was then built as a home in 1936, was remodeled slowly but surely into the restaurant and bar that it is today.

Today, the restaurant is owned and operated by Jimmy Dean Vanrossum.

There are a variety of fine dining options with cuisine styles ranging from American to French to Eurpoean. A little bit of something on the menu for everyone's palette. Whether you're in the mood for a locally caugh fish, best known for their Walleye. Or how about a hearty bowl of pasta. You can even indulge in veal specialties, steak and more.
