Taste of Chocolate 2018 in Rhinelander!

Kick start your Valentine's Day celebration at Taste of Chocolate 2018 in beautiful Downtown Rhinelander. Satisfy your chocolate cravings with your sweetheart or enjoy an evening out on the town with your closest friends this Friday, February 9th!


Enjoy the most delectable chocolate concoctions as you explore Downtown Rhinelander. Participating stores and restaurants will be open late and offering special bargins, delicious treats, and great live music. All participants will be entered to win $1,000 in Rhinelander Downtown Bucks! Drawing will be held at 8:15 pm at CT’s Deli. Discover all that Rhinelander has to offer as your shop, socialize, and dine from 5:00 pm to 8:30 pm.

Great Winter Recreational Events this Weekend in Minocqua!

Enjoy the best winter recreation Northern Wisconsin has to offer at two amazing community events taking place this Saturday, February 3rd. Participate in some of our area's favorite cold weather activities......Ice Fishing and Cross Country Skiing! Help support the Northwoods and Tri-City Area United Way at the 13th Annual Ice Fishing Jamboree! All fishermen are welcome at this family fun event. Cash prizes will be awarded for the longest Northern, Perch, Bluegill, Bass, and Crappie. Enjoy raffles, door prizes, goodie bags for the kids, and a delicious lunch! Contingencies and the Home Buying Process

Appraisal contingencies are a normal part of home buying but can be overlooked during the process. They are a standard part of real estate contracts. Once you get to the offer process and closing the deal, it is important to understand what contingencies there are and what they mean for you as a buyer.


 Contingencies come into play after you have made an offer and the buyer has accepted. The contingencies protect you as a buyer and make sure that you can get a home that you can afford and that will work out for you.


There are 3 main types of contingencies. The most common one is the Home Inspection Contingency. This contingency requires that the house passes an inspection. If there are a lot of unknown issues that are uncovered, you have the option to back out of the deal. The other two contingencies have to do with money. The Appraisal Contingency requires that the home must be appraised for the sale price or higher. Your bank will send a licensed appraiser to determine the market value of the home. If the home is appraised for less than you offered and the seller will not lower the cost, you have the option to exit the deal and get your deposit back. The other contingency is the Finance Contingency. This contingency requires that you can secure a loan through the bank. It covers much of the same risks as the appraisal contingency. This contingency can be easily avoided by ensuring that you can afford the home ahead of time and get preapproval on a loan. Check out our Finance Information to help you know what you can afford.

Home Maintenance Tasks to Complete in January!

Start the new year off right! Knock off all your home maintenance resolutions off your list this January. Keep your Northern Wisconsin home in tip top shape all year round by taking care of some basic home maintenance tasks this month. Here are our recomendations for the main tasks to complete this January. 

1. Winter Storm Preparation. We all know that winter in Northern Wisconsin is filled with snowy weather and cold temperatures. Make sure that you are prepared throughout the season. Keep snow removal gear close to the door so that you can easily access it when needed. When the weather permits it, remove snow buildup from your roof, deck, and tree limbs. Heavy snow accumulation on these items can cause serious, costly damage. If your home has a generator, make sure it is working properly in case a heavy storm causes the power to go out.

2. Inspect the property. Even though the cold weather might want to keep you inside, winter is the perfect time to inspect your property. Potential issues around your home are more likely during the winter but can also be easily detected. To ensure that nothing is over looked, consider hiring a professional to inspect your pipes, windows and doors, gutters, foundation, and more.

3. Block drafts. Keep your energy costs down and your home nice and cozy by eliminating drafts around your home. Add weatherstripping around drafty windows and place draft blockers (from your local hardware store) under doors.

4. Take care of your wood floors. Wood floors take a beating in winter due to indoor heating and outside elements. Keep floors from shrinking or cracking by adding a humidifier to your home. Regularly sweep and mop and place rugs in high trafficked areas to protect your floors against damaging rock salt.

5. Clean your oven. With accumulated grease and grime from holiday cooking, your oven is likely run of the dirtiest appliances in your home. Keep it nice and clean by creating a paste of baking soda and water and scrubing the grime away. If your oven has one, use the self-cleaning function once a month.

6. Alleviate allergens. With the heat on and everyone indoors, allergens increase during the winter months. Keep your family healthy by removing irritants. Regularly dust and vaccuum throughout your home. Add an air purifier with a HEPA filter to your home to remove particles from the air.

You will find more than 1,600 miles of professionally cared for trails in our local area. Ride over 1,300 glacial lakes and through 233,000 acreas of forested land. Enjoy the numerous trailside amenities along your route. Grab a bite to eat at one of the fabulous local eateries, relax at one of the resorts, and find all the supplies you could possibly need right on the trails. Tips for Selling Your Northern Wisconsin Home this Winter!

Although winter might seem like an odd time to sell your Northern Wisconsin home, the limited competition allows you to garner more attention from potential homebuyers! There are many ways to highlight your home during the winter months. Create a cozy, warm environment and have your home sold faster than you can imagine! Here are 9 tips for winter selling success!

1. Clean your Entryway. Your entryway is the first thing homebuyers see inside your home. This spot can get especially messy in the winter. Keep your boots and winter gear tucked away in a closet.

2. Make it Cozy. Add a warm touch to each room. Place area rugs, throws, and pillows in warm hues throughout the house. Since winter days tend to be dark, make sure that all lights are on to keep the house looking bright and welcoming.

3. Light a Fire. Whether you have a wood or gas burning fireplace, start a fire before each showing. Only do this if you have properly cleaned your fireplace beforehand! Don't have a fireplace? Add candles or seasonal scents to create a similar warm effect.

4. Emphasize Entertaining. Winter time goes hand in hand with holiday parties. Show homebuyers how great your home functions for gatherings in the kitchen, dining room, and other major rooms by laying out treats and flowers.

5. Decorate for the Holidays. Tis the season so add some holiday decor to your home. But, keep it simple! Avoid cluttering your home with decorations. Also, keep it neutral since homebuyers might celebrate different holidays and you want them to be able to envision themselves in your home.

6. Focus on Winter Rooms. There are some rooms in your home that will be utilized especially in the winter, such as playrooms, heated toolsheds, and more. Remove clutter from these rooms and make sure they are highlighted during showings.

7. Showcase Outdoor Spaces. Winters in Northern Wisconsin might be cold but you live here because you enjoy spending time outdoors in all the seasons. If you have a covered porch or other outdoor room, keep the space furnished and livable.

8. Remove Snow and Ice. Avoid slips and falls! Clear all pathways and driveways clear of snow and ice so homebuyers can easily and safely explore your property.

9. Highlight your Garden. Your garden and outdoor landscape might be hidden by snow but add structural details, such as planters and rock walls, to showcase the potential of your yard all year round.
